Full payment is required at the time of booking. A refund of 50% applies if your reservation is cancelled more than 7 days before the arrival date. If cancelled within 7 days of arrival date (UK Local time) there is a 100% cancellation charge.
BEACHES BRIGHTON
IMPORTANT- Please note that whilst you will always enjoy exclusive use of the apartment, Beaches Brighton rates are occupancy-based therefore please ensure your reservation is accurate. We understand that plans can change so if you need to increase the number of guests in your reservation (Up to a maximum of 6) please contact us directly to pay the supplement. There is a £30 per person/per night surcharge payable for any additional guests over and above the number in the original booking. If you do not inform us to amend your reservation before your arrival at the apartment there will be a charge of £50 per person/per night for each person staying that exceeds the number paid for in the reservation. The charge applies for the total number of nights you have booked, NOT just the number of nights the extra guest is staying. This will be due immediately after check-in. Non-payment may result in immediate cancellation of your booking and no refund will be paid.
Please note - 'The Den' (Bunkbed bedroom) is accessed from the Luxury King Bedroom through French doors and the private terrace. This involves going outside into the private terrace (open-air) and to use the bathroom facilities requires re-entering the Luxury King Bedroom to access its en-suite shower room. 'The Den' is a small, cosy, and secure bedroom with a lockable door and window, underfloor heating, and limited clothes hanging/storage facilities. The mattress length of each bunk is 5'9" / 176cm and the room dimension is 3.6m2.
Guests booking a stay in excess of 7 days will enjoy a complimentary cleaning service which includes changing bedding and replenishing complimentary tea/coffee. (Access will be required at a mutually agreed time for the housekeeping visit)
Absolutely NO parties/events (Including Stag/Hen events) are allowed in the apartment. There is a STRICT quiet time which MUST be observed between 10pm-7am. Please respect this rule by keeping noise to an absolute minimum during these times as the apartment is in a residential block. Please be especially mindful of noise as you come and go from the apartment or if you are in outdoor patio areas. Thank you for being thoughtful and considerate towards our neighbours. Any breach of this could result in immediate termination of your stay, your reservation will be cancelled and no refund will be given.
Check-out time is no later than 10.45am, and the apartment MUST be fully vacated and the keys returned to the key safe BEFORE 11.00am. This is very important and we thank you for your cooperation.
SMOKING of any kind including the use of e-cigarettes and vaping is strictly prohibited inside the apartment. It is also strictly prohibited outdoors in the enclosed patio areas AND at Beaches 1 in the area outside the front door including the staircase, which is to prevent the risk of any smoke entering the apartment. Smokers may only smoke outside the front of the apartment at STREET LEVEL and please discard smoking materials safely and courteously. If there is any evidence of smoking and/or smoke within the apartment there will be a fee of up to £500 to enable us to deep-clean the apartment.
In the apartment, you will find the Guest House Manual to assist you with all the facilities of the apartment and equipment/appliances instructions. Please read this carefully before using any of the appliances. There are also some important information notices on the dining table including what to do in the event you lose your keys or are locked out of the apartment. Please take note of this (A good idea is to use your mobile phone to take a photo) and have the information with you when you go out as we may not be immediately available to assist, especially during the evening and overnight.
Whenever you go out please ensure that all windows and doors are locked with the keys provided to maintain security. We ask that the front door is kept closed at all times.
Please conserve energy by switching off lights when not resident in the apartment.
NO Pets allowed. NOTE - any attempt to bring ANY animal into the apartment will result in a penalty of up to £500 to deep clean the apartment. We may also ask you to vacate the apartment immediately, your reservation will be cancelled and you will not receive a refund.
We want you to feel at home however, please do your utmost to respect and protect our property by being careful to prevent food and drink spillages on the furniture and soft furnishings. Please use the table mats and drinks mats provided to help protect our furniture. We have also provided cleaning products for you to use if you do accidentally cause some damage. Please also tell us about it as soon as you can so that we are prepared to deal with it.
Guests travelling with INFANTS are advised that there is limited space in the bedrooms to accommodate travel cots. There may also be space in the lounges but this may not be ideal for some parents so please bear this in mind or contact us for further information. We provide a travel cot if you don't want to bring your own but we do not provide bedding for the cot.
As per our terms and conditions, guests are expected to follow the host’s house rules and leave the listing in the same condition that they found it in.
We lovingly prepared the apartments for your arrival so before you check-out please help us by tidying up the apartments as best as you can and place any used kitchen items in the dishwasher or beside the kitchen sink. Please do NOT run the dishwasher on the morning of your departure. Please also tidy up any board games you may have enjoyed playing and place all your rubbish in the bins provided however, we do not expect you to strip the bedding or towels.
If the apartment is, in our opinion, left unnecessarily untidy or dirty we will charge a cleaning fee of £50 to cover our costs to employ an extra cleaner.
There are CCTV cameras that monitor the external entrance areas of the apartments ONLY. There is also a CCTV camera inside the Store Cupboard housing electric meters, private property and cleaning supplies. The cameras are for security purposes only and all recordings are held securely and deleted on a regular basis and used in line with GDPR.
Due to new Strong Customer Authentication (SCA) regulations, credit card pre-authorisations are no longer supported where the customer is not present at the point of transaction. As a result, the £250 Security Deposit must now be charged to your credit card and it will be refunded following inspection of the apartment after check-out. About a week before your arrival date you will receive an email with a link to a secure payment portal where payment of the Security Deposit can be made. Please make sure that this is paid no later than 24hrs before your check-in. Please note that access to the apartment will not be permitted until the Security Deposit has been paid.

Please note that whilst the apartment is located on Kings Road (Main seafront road) there are no sea view from within the apartment due to its lower ground position.
